Residential movers for condos, townhouses and houses
Most of our work is home moves inside the GTA, and most of those are condos. That shapes how we plan: the service elevator is booked before the truck is loaded, the certificate of insurance goes to the property manager ahead of the date, and the crew arrives with floor runners and door jamb protection because most buildings require them.
Houses and townhouses are a different job. Stair carries, basement storage, garages full of things nobody has looked at in five years, and driveway loading rather than a loading dock. We walk the whole property before anything moves, so the heavy and awkward items — the sectional, the treadmill, the safe — are planned first rather than discovered last.
You get a quote before the day, not an invoice after it. If the scope changes on site, we tell you what it costs before we carry anything.
What is included
- Elevator and building coordination — We send the certificate of insurance your property manager asks for and tell you how long to book the service elevator, so the move is not turned away at the door.
- Full furniture protection — Moving blankets on every piece, shrink wrap over upholstery, and corner protection on anything with a finish worth keeping.
- Disassembly and reassembly — Beds, tables, wardrobes and shelving come apart before the carry and go back together in the right room at the other end.
- Floor and doorway protection — Runners on hardwood and carpet, jamb guards on tight doorways — the damage that costs the most is usually to the building, not the furniture.
- Room-by-room placement — Boxes go to the room they belong in, so unpacking does not start with moving everything a second time.

What affects the price
Every move is quoted individually. These are the things that actually move the number, so you know what we will ask about.
- Home size and the actual volume, not just the bedroom count
- Stairs, elevator wait times, and how far the truck can park from the door
- Whether you pack yourself or we pack for you
- Distance between the two addresses, and tolls if the route uses the 407
- Date — month end, the first of the month and summer weekends are busiest and price accordingly
Common questions
- Do you book the service elevator, or do I?
- You reserve it with your building, because the booking has to be in the resident's name. We tell you how long to book it for based on your inventory, and we handle the certificate of insurance the property manager asks for.
- Will you move things I have not packed?
- Yes, but loose items slow the whole job down and are billed as time. If you would rather not pack, add packing to the quote and we bring the materials and do it properly.
- What will you not move?
- Propane and other pressurised tanks, fuel, paint, and anything else flammable or corrosive — those are not insurable in a moving truck. We tell you before the day rather than leave it in your hallway.
